I agree with centralaustinite (again!). 78731 has some fantastic options, it's close in, has a great public option (Doss-Murchison-Anderson). If money is no option, I especially like the area around Tortuga Trail- right on the lake.

there are some deals in the lakeway area particularly if you get access to people who need to sell quickly. we saw a house sell in about 6 weeks recently. there was also a lovely house there for around 530 last year - it didnt have hill country views but was beautiful. i think you will need a really good realtor to access these
