Tarrytown, Westlake Hills, Pemberton, most central-west neighborhoods, and now downtown (million dollar condos). However, that doesn't necessarily mean that a business would be successful in those areas. The residents living there often go to other neighborhoods (or downtown) for shopping.

I've seen so many businesses fail in Westlake... other than the office workers who are there during business hours, the only people who shop or go to restaurants in Westlake are people from Westlake. And even those people apparently like to go to other places instead.

Most of them are on the west side. You'll find a lot of the high end neighborhoods along Loop 360 (Capital of Texas Hwy). There are also some wealthy neighborhoods along Bee Caves Rd - Barton Creek, Rob Roy, Seven Oaks. Anywhere bordering Lake Austin as well.

The waterfront homes on Lake Austin and Lake Travis are probably the most expensive in the Austin area. Homes in Vineyard Bay and Costa Bella(Lake Travis) probably average $1.5 to $5M or more.

These homes have annual property tax bills up to $100K per year.

The apartments along Enfield Rd. (78703) -- mainly inhabited by UT students -- skew that zip's income figures.

The same can be said for the UT Graduate & Married Student Housing apartments along Lake Austin Boulevard (also 78703).
