Default How can I figure out deed restrictions on a house we might buy?

Hi all,

Just wondering if anyone might know what types of deed restrictions there are in Bee Cave Woods (or thereabouts) in terms of residential building. For example, could I enclose a garage, or build a free standing office space in the yard?

As far as I can tell, there's not an HOA in this area, but might there be some type of a covenant?

To answer the original question, you can find out what deed restrictions applicable by visiting the County and looking up the deed for the property and the subdivision. Deed restrictions are usually tied to a subdivision, but can apply to smaller property purchases also.

If so, you are subject to CoA Building Codes and development ordinances. You could do both of the things you described in the CoA as long as you were within the impervious cover limits for your site, observed the required set backs and limitations on home offices.

The people at the CoA Building Permit office are usually pretty helpful with assisting applicants at finding out what requirements they must comply with. City of Austin - Building Permit

I would think giving you that sort of information is part of your realtors job. Have you asked them?
