Are you talking about Bella Vista? Its really pretty although maybe a bit cramped? (small lots) Being close to Lake Travis is a GOOD thing especially if you love to boat.

You'd be close to Cedar Park High School, Cedar Park Middle School and maybe Deer Creek Elementary (not sure on the elementary) and Lakeline Mall (no Nordstrum there )

Hi Texastea

Thanks, yes i think it is Bella Vista, they advertised via website, 90' & 65' lots, they say spacious....I would have to see them to know for sure. The house size is more what we are used to, i like a little space in my house, i like to scrapbook and sew (when i have time-none latley) so i need an office, also a guest bedroom, for the family (if they ever come visit) Plus our room and 3 kidos....Also my husband has a large collection of pinball machines (Yes the ones that are not on xbox, ps2 or anything available to cheat on- they are the real deal, you actually have to think and try to win!! hahaha) So there are things we like and don't want to sacrifice, plus we would like a large enough yard to have a pool and play area, we also have a black lab, who needs to be able to run.

What is the school district there-in Ceadr Park, and it is it a nice are to live in? Good schools? I read what you said about the rankings and i do believe that too, it is also very hard to understand!! Also i look at the schools here in california, and think they have got to be wrong on the amount of hispanics we have here, alot of them are here, and can not speak english, i know that has to affect things too. SO i guess i am asking what "type" of people are in that Cedar Park area, that you know, of that could or could not be affecting the school ratings?

Cedar Park is in the Leander ISD. It is a large, rapidly growing school district. Most of the schools within the middle to southern part of the district (including most of those that serve Cedar Park) are very highly rated. They are constantly adding more elementaries, are opening their 4th high school next year with plans for a 5th in a few more years in the southerly end of the district (where I live).

Cedar Park has a mix of people and a mix of housing in a lot of price ranges. You will see a lot of young families. I don't know what your definition of "large yard" is coming from CA - but typically what you find in most communities in Cedar Park are fairly standard lots. there are some pockets here and there (Crystal falls - actually in Leander, Cypress Canyon Preserve, etc.) that have larger homesites. If you have the flexibility to buy a resale home, you'd likely have a wide variety to choose from in terms of lot size and such. with the growth going on in Cedar Park and its surrounding areas, they seem to keep making the lots smaller v. more spacious.

You can look up Cedar Park HS on the link I posted and it will list the exact # of kids that took the test in each catagory. Cedar Park is a great school...with lots to offer all its kids. The thing I like about Bella Vista is this: you can't see any businesses, busy streets from the neighbohood. You turn one way on the street in front of it and you're on a windy, tree-lined street on your way to the lake. Turn the other way and you're 5 minutes from the grocery store (an HEB Plus)!

Yes i am talking about Bells Vista.... I read the ltos said 90', here in So. Cal you are lucky to get 45'!! Anything more and you pay a lot PREMIUM, no no!! So we will see when we come up.

I am not opposed to Dripping Springs, i had stated, where we are in Wine Country (temecula) it is 15 minutes to the start of town, another 10 to the mall. It takes me 30 minutes to go to my son's scool, and it is about 15 miles, if that. So i am ok with a little drive to "stuff". Let me know what you all think.....

Dripping Springs falls in 3 counties (Hays, Blanco, Travis), hence different school districts. Depending which part of Dripping Springs you want to be, ie. Hays, you will fall closer to downtown, Barton Creek Mall, jobs, airport. If you fall in Travis county, farther from all these.
Westlake is in Eanes Schools. If you want to consider Eanes, you will have to give me a price range. Homes under 500K are generally older homes in Eanes and not in a development.

Dripping springs is by wilshire homes, called HighPointe, they show it off Sawyer Ranch Road. (if that helps) Maybe you know what school district, and how far to town. I would like to be in a community, not on top of one another, like here, but to be able to make friends for us and our kidos!!

We have never been there, i lived in Houston as a young girl, but we are looking for a better place than here to raise our little ones!! We need a good size house 3500 sq. ft + ( that is why we liked the Cedar Park ones, Bella Vista, but my not being there, i do not know what it is like or how the lots are set up, if it is even something we want. Also about the school district, and the kids that attend it.

Any help is appreciated!!

CravenClan, be sure to tour the schools when you come for a visit. I'm sure you'll be highly impressed with the Leander schools.

Just to clarify: Dripping Springs is a town, Highpointe is a subdivision near Dripping Springs with an Austin address. Wilshire and Pulte are the builders in that subdivision.
It's about 10 minutes to shopping and 25-40 minutes to downtown depending on the time of day.
The spacing between the homes are great, not so far apart that you feel isolated but not so close you are looking right into your neighbors bathroom window.

Just a point of clarification - School Disctricts in Texas have no relationship whatsoever to County line boundaries. or city limit borders. It's not relavent. All of Dripping Springs is in the Dripping ISD, but the Dripping ISD attendance boundaries include areas outside city of Dripping.

Round Rock ISD crosses Williamson County into Travis County in North/NW Austin in various places, so there are parts of RRISD that are in the Austin City limits in Travis County, even though Round Rock is in Williamson County. There is a southern portion of Round Rock that is in Travis County and attends Pflugerville schools.

Parts of Austin, across the Hays County in off 1826, have an Austin mailing address but attend Dripping Springs schools.

Also, be aware the boubdary lines can change. Just because you're just inside an attendance zone today doesn't mean you will be next year.

Make sure you clearly understand all of the above and do careful research before you base a home purchase decision on a particular school.
