I am currently living in Pflugerville, i have been here about 8 months and am currently living in a rental house. I am a single father and have been renting all of my adult life and now ready to buy. I have looked in my current neighborhood so i can keep my 7 yr old son in the same school and there is just nothing here that meets my needs and Also the more i think about it, the less i like the school anyway. I am currently looking for a place around the 190,000 to 200,000 range in a great school district, and a safe kid friendly neighborhood. But i currently work on FM 685 in Pflugerville and my current commute is like 5 minutes, which is nice. I used to live in chicago and had a 30 minute to an hr commute and dont want that again. I am looking to keep my commute to 10 to 15 minutes. I am willing to move out of pflugerville if i need to in order to find the right house. I want something with atleast 3 preferably 4 bedrooms and a nice size yard so that i can put a trampoline for my son and an above ground pool in the back yard and he still has space to run around and play. All of the homes in this neighborhood im currently in doesnt have the yard space i want. Are their any good neighborhoods i should look at with great schools and in that price range and commute time? please let me know.

I would go just a little bit North to Round Rock and look at subdivisions like Forest Creek and Sonoma. Forest Creek is a golf course community with homes well over $500K (lots of Dell people live in there), but also has homes in your price range. Sonoma might be a little bit cheaper, but is also a nice family neighborhood. Both have pretty good quality homes. There are a few neighborhoods in Round Rock that have some cheaper quality homes so you have to be a little careful. The yard space will be hit or miss, but I've definitely seen some homes with very large yards in both neigbhorhoods.

I dont know that much about the schools, but I think avery ranch is pretty nice. The people we know there all have huge yards. There are plenty of houses in your price range over there. Plus it is nestled between mopac and I35 for multiple choices of routes into austin. There are tons of community amenties like pools, playgrounds, sports fields and lots of other kids. It is also closer to many more high tech companies so the value should hold reasonably well. The closer in to austin, the better the value should hold.

What's wrong with Falcon Pointe/Blackhawk/Avalon? All three schools are either recognized or examplary. I just don't see the need to commute if I don't have to.

You make a good point. I actually though avery ranch was more where wells branch is. It is a little more accessible to downtown austin.

If the plugerville schools are good then that makes sense, it is just that you are on the other side of 130.

I always try to think in terms of what if you switch jobs, are you centrally located enough to take a job in the majority of austin. Being that far east really limits how far west you can go for jobs and east of pflugerville there are pretty much no jobs.
