run away--run away--predatory lender in addition to just crappy construction--you must be very lucky to get even an average KB home/development...

Our first home was KB and we were VERY happy when we finally sold it. KB offers financing to just about anyone, which has what we called undesirables throughout the neighborhood. We moved to a Standard Pacific home and really REALLY love it. The quality is second to none.

KB is building fairly expensive homes (for KB) in Circle C ranch. I toured the models and the community is going to be gated with a $2000/year hoa fee to cover the costs of maintaining the private roads, gates, and everyone's front lawns & mulch in the community.

Isn't the Orange (or Orangy-Pink) supposed to be an outdoor bacteria that gets in the home through open windows?
Do insurance companies in Texas even pay for mold repair/gutting/restoration? My understanding is most insurance companies refuse to pay in my state (Illinois) for anything having to do with mold.

Standard Pacific builds a great home with really smart floor plans. My parents own an SP home in Arizona and the quality and customer service have been top notch. All the SP homes I've viewed here have been equally nice.

I have checked out the KB homes in Circle C. They seemed to come up short, in my opinion, compared to what can be found with other builders in the area and in the resale market.
It's a California product that they've tweeked slightly for Texas, and in trying to go more middle/upper in Circle C. But the upstairs all have 8 ft ceilings, the finishouts were not that impressive, and I don't think KB fully understands yet how to market and care for higher price range buyers.
They're trying, and I don't necessarily think they're building bad homes in Circle C, but (and much of this is subjective/gut feeling) I didn't feel like these were homes that I would feel confident recommending to my buyers, and I haven't.

My wife and I looked at both sections this afternoon. The more expensive ones that opened up this weekend were very nice. The ones you were referring to seemed OK but not super nice.

Not sure what the source is. I had a little of the orange stuff & some of the black due to a leak in a shower pan. The orange stuff smelled like mold. The black was completely odorless. My insurance covered me up to $5,000 which was plenty to remove the shower and affected sheet rock and give me a head start on remodeling the master bath completely.

You can purchase as little or as much mold coverage as you want in Texas. It's an additional cost and is not included in basic coverage.
