As somebody who has lived in Steiner Ranch for two years now, I can assure you Steiner Ranch is a diverse community with a much nicer setting than Leander, Round Rock, etc. Yeah, I will admit the houses aren't quite as creative but the nice setting and community feel makes all the difference. Also, I work from home, as do a large percentage of the residents. I highly doubt you've even known a Ranch resident, as most will tell you it's an excellent place to live. I will admit though, the fact that we are self-employed and primarily work from home and/or commute to Lakeway played a role in deciding where to buy.

To answer the thread, I think it would be anywhere north of 45-toll and south of Ben White. I'm not a big [boring] suburbs guy unless it's just the right area.

I live downtown and wouldn't really want to live anywhere else. I definitely would NOT live north of 2222, west of Mopac, south of Oltorf or east of Airport, though for the perfect situation, exceptions could be made! A bad day is any day I have to get into a car! Fortunately, Austin has enough variety of neighborhoods that almost any kind of lifestyle, except the "uberurban" is now possible.

Zip code 78741...east Riverside / Montopolis / Pleasant Valley area. I believe it's one of the unsafest parts of Austin. I lived in that area while I was a college undergrad.

Anywhere west of the Y in oak hill. Lamar north of Koenig is runner up.

Our parameters are about the same, except I'd live West of Mopac in Tarrytown. Anything further out is a "no." Like you, if I don't have to get in a car, I won't. I'd much prefer to save money and ride public transportation to work and back. And walk to the places I need to get to.

There are certain neighborhoods that I have nothing against, like 78704 between Lamar and Mopac. No one can argue that this isn't a nice and desirable area. But I associate it with very painful memories and would feel highly unsettled if I lived there. Again, nothing against the 'hood itself.

78704ish. The hypocrisy of a large number of people there is astounding. They claim to be "tolerant," but just try to use a plastic bag at the grocery store or have the gall to drive an SUV. They also like to complain about the "rich" folks who live in areas like Steiner (where I live), yet the cost of houses in their neighborhood is every bit as high, if not higher, than most of Steiner. Apparently we are very "Stepford-like" here. But I see a lot of people wearing the same brand of shoes (which cost more than any pair I own, by the way), driving the same car, etc. as their neighbors.

When I moved here, I rented in 78744... Stassney. Big old apartment complex. Not a big fan of that area, given my neighbors' propensity for getting arrested, smoking crack and vandalizing cars. Don't get me wrong... most of the people were cool, but the ones who weren't made life unpleasant.

Living in the 78703 now. It's definitely a little hipster, but I like living in a nice, scenic, fairly quiet neighborhood within walking distance to downtown/Lady Bird Lake. Bonus points for plenty of free parking. Lots of restaurants, dog parks, etc.

(I pay the same rent, but for a much smaller apartment here in Clarksville, admittedly. Though it is much nicer/cleaner/quieter, and dog friendly.)

maybe we dont have a common understanding of what the stepford thing is all about..
