We just returned from spending a wonderful weekend at a cabin next to the Quadalupe River. While there we drove the River Road from Sattler to Gruene (at the edge of New Braunfels) and had dinner at the Grist Mill in Gruene (I highly recommend it).
I was surprised at how much of the river frontage along the river road was taken up by wall to wall campgrounds and river running expedition places. It was quiet this time of year but must be a mad house during the peak season when the campgrounds are full. I can't imagine any land with river frontage is very affordable, given the business competition for it.
You might want to look at properties upstream of Canyon Lake. I have rafted and canoed that stretch and it was mostly private residences and undeveloped property, with few campgrounds or outfitters.
Downstream of Canyon Lake, the closer you are to Canyon Lake Dam the colder the water is in the Guadalupe River, as it comes out of the bottom of the lake. This makes it especially refreshing during the hottest part of the year.

Regarding use of the Guadalupe River, there are lots of places you can easily get in it to tube, raft, kayak, etc. Most private property along the river is posted No Trespassing I noticed, but the river gets lots of use. i.e. the property owners are used to it and know they don't own the river.

Look into New Braunfels as well unless you need to be closer to Austin...and agree that the commute is NOT easy to Austin from there.

We're in Kyle, and you have easy access to all those areas; San Marcos, Wimberley, New Braunfels, etc. All are less than 15-30 minutes away and we do little day trips all the time. We'd totally move to Wimberley if it weren't for the commute -- my company holds a lot of events and meetings in ATX proper.

We have lived in Canyon Lake for about 10 years. We're right across 306 from the lake. My husband takes his boat out at least once a week fishing. He says you can put a kayak in the Guadalupe off highway 281 near where the highway goes over the river, just south of where 306 hits 281.
We put our house up for sale about a month ago to move closer into Austin area and grandkids.

Yes, my first  reaction to Kyle from 25 years ago during college at SWT. I have not truely been through the town since then...my apoligies!
