This is what I was going to say. Most people don't realize that when there is a gate, the community has to pay for everything within the gate. Not just the roads, but the street lights and sidewalks and everything. You've got it cheap at under $60 a month for the gate, cable, water, sewer, AND trash. Not sure what you're complaining about. I pay $500 a year for a park and pretty seasonal flowers. I'm getting ripped off, not you.

I think you might have misread my post. I pay for water sewer and trash separately. That bill is usually $100/mo while my friends who are serviced by CoA directly pay about $40/mo a month for all of that.

I never realized the extra cost of having some gates up (which don't work half the time anyway). Given a choice between pools, trails and other amenities vs a gate I would definitely pick the first. Oh well, it is what it is.

Yes, I read it as those were included. Still, having the gate is expensive and your dues should be going towards making sure the gate is closed at all times... unless it's a newer community and the construction people have to be able to come in and out.

I pay close to $1100/year for the HOA with a trail, one regular pool, one small pool, and a playground.

I pay $300/year. This includes maintenance of our park which has a pool (lifeguards on duty), a playground, volleyball and basketball courts, etc. They do mowing of common areas including a running trail that surrounds the neighborhood... and that's it. It works for me, I guess. Works out to $25/month which I think is worth it just for pool access... except our pool is only open from June to September :-(
