have you considered the lakeway neighborhoods? the newer ones are bit more cookie cutter, but the main area of lakeway is full of custom homes, each one different from their neighbors, on larger lots with great schools. some need renovating, some not, and some have fantastic lake views. it's a shame you missed the Lakeway 4th of july parade- you would have seen tons of kids there. good luck!

We live in Flintrock, if you have any questions about that neighborhood. Love it here! It's gated and guarded, so it's very safe for kids to be out on their bikes since there's little traffic, plus crime isn't a problem here at all. There are quite a few kids, although not anywhere near as many as in Steiner. All the homes in Flintrock are custom, except a small section in the very back, so not cookie cutter. You can get a nice custom home within your budget. Feel free to ask me any questions you might have! Good luck house hunting!

When we were househunting in the summer of 2011, I wanted to be closer in to Austin (Great Hills, NorthWest Hills, Cat Mountain - our max. budget was $700K so nothing in Tarrytown, etc. fit under that). Though we saw a couple of dozen houses in those areas that were within our budget, every single one had something seriously wrong with it and needed renovation or major work. We were surprised that these older homes had not been renovated as the land was obviously (relatively) valuable. I was very disappointed - I had hoped to find an older, nicely renovated property - sometimes they looked great in the photos and in person, neglect was evident. Yards were very small and we never saw a single house with a decent view of anything but the neighbors! We finally bought a new-build in Steiner.

Agreed with the Great Hills suggestion. There's quite a few kids, old and young throughout. Neighbor's house just went on the market with a great view and they renovated pretty much everything.
