Default Urgent Apartment Locator in North Austin - suggestions?

Hi guys, I have a pretty urgent question. I have a friend from Iowa who was offered a job here in Austin and has to move down to start working in about three weeks. She and her family arrived last night and are here looking to find an apartment to rent until they're more settled. They've driven around and looked at a few but nobody has any vacancy.

I thought it would be good for them to use an apartment locator. I've never done it, is it best for them to go to one which is in the area they'd like to live, or can any locator in the city help them? She'll be working at St. David's North Austin Hospital, and her husband will be working at Apple, so they'd like to live up in that area, sort of Mopac/183ish, or at least not too far (i.e. not down by me on William Cannon).

They'll need three bedrooms (four would be better) and would like a pool for the kids. I'm not sure what their budget is, but I'm guessing somewhere around 1200-1500 per month (no idea). And they'd probably want to rent for six months, maybe up to a year.

Can anyone send some recommendations for apartment locators or great family-friendly complexes you know will have vacancy starting in just a couple of weeks? I guess we're not supposed to post certain things publicly, but private messages are fine. They are currently driving around north Austin right now not having any luck. I'd like to take them to a locator this afternoon if possible, and they'd be ready to fill out paperwork today or tomorrow!

The problem is going to be finiding 3 bedroom apartments (I'm not even sure if a 4 bedroom exists). There aren't that many and with occupancy so high, it's going to seriously limit them. I'd also suggest they look on the MLS for rentals for condos, townhomes, duplexes and houses - that will expand the options.

try the Post Grandview. I think it's by 183 and I think it's new/newish? Maybe also Nalle Woods

Can apartment locators help with houses, etc too? They'd actually rather rent a house, we just figured an apartment would be a bit easier to locate on short notice... but maybe not!

No, apartment locators do apartments only (pretty much) and realtors do everything else. You can search yourself though on the MLS website: austinhomesearch.com.

I would have them head up Parmer North toward Avery Ranch. There are a few apartment complexes and some nice family homes for rent in that price range in Milwood and even starting at $1500 per month in Avery Ranch if they want something a bit newer. I would search for property type "residential rentals" and if you type in neighborhoods like milwood and avery ranch, it should autofill as an Austin neighborhood on Austin real estate | Homes for Sale Austin | Austin Homes | Austin Board of REALTORS.

But, if it's really just for 6 months to a year and depending on how old the kids are, going up Parmer to an apartment in Avery Ranch or even as far North as Brushy Creek might not be a bad idea in my opinion. Renting a single family home for that amount of time can sometimes be a hassle. The commute to work isn't bad at all down Parmer to their workplaces.

There are some map based apartment locator websites listed here such as PadMapper and AustinRents that may help. http://www.city-data.com/forum/membe...#vmessage83198

They allow you to set filters for the type, size and price of rental you are looking for.

Also, check out rental homes in Parmer Village, or the Artisan apartment complex next door. Quick commute to both.

austinhomesearch.com has the ability to search for single family rentals, they should try 78717, 78729 and 78727 in there - it won't give apartments, but you'll get condos and single-family homes. Some of the communities will also have pools.

I'd recommend this website. You can enter how many bedrooms you need, how much rent you want to pay, and a few other amenities....then it displays the available places on a map so they can see how close various places are to work.

It still leaves them to do some legwork (since it doesn't show vacancies), but it is another option besides a locator.
