What's your opinion of this area. It's kind of overpriced to be living amongst college students. Anyone?

my friend that lives there told me that out-of-staters will move there thinking that it's like "tarrytown", the upper middle class neighborhood west of campus, wwest of mopac to be exact. but when they realize that some of the neighbors are indeed rowdy students, the honeymoon will abruptly end and they end up moving out.
