A friend is a single mom and is looking for an inexpensive house/condo/duplex/something with a yard to lease (she has a dog). Her kids go to school through their dad's address, so schools are not an issue, but safety/crime is a concern.

Her kids' activities and her current apartment are west/northwest, but she may be starting a new job down south, which means that pretty much anywhere in Austin is fair game. (morning commute will be at an off hour but not pm commute.)

I am not too familiar with the neighborhoods north of 183 and between Mopac and I35. Is anything in that area acceptable? What about Parmer/Mopac area or Wells Branch? Gracywoods? Or should she head south?

Where would you look for an inexpensive rental in a safe area?

What do you consider "inexpensive"?

<<north of 183 and between Mopac and I35.>> The Rundburg Lane area is in that vicinity, it is the highest crime area in Austin, I'd stay away from it.

Areas further North of Rundberg, such as Kramer Lane, Braker Lane, Parmer Lane, Wells Branch, etc. are all fine.

If she is working south of the river then I would recommend living south of the river. That may not be an option with her kids NW. But there are numerous apartments along South Mo-Pac, Loop 1, that is a safe area. Also look at Southwest Parkway and East Oak Hill, South Brodie Lane, Sunset Valley, etc.

Edit: Oh I see now that you said house/condo/duplex, that narrows the market considerably.
