That's fine Bat, you stay in your traffic nightmare while we are over here enjoying our trails, parks,.....

Steiner is beautiful but so is my neighborhood. our houses sell just as fast and so chillax and have a pina collada and enjoy your place. I know I plan on doing that.

Without touching 620 or 1431, I can get to 183, Mopac, 45, 130 and I35 in any direction.

Where are you going to get from Steiner without 620?

funny. a minute ago you acted like the only way to get to Brushy Creek from Avery Ranch was to take 1431 or 620. I guess you had to eat a lil crow on that comment because Brushy Creek road AND Avery Ranch road will connect you to Brushy Creek via the back way. which is why I got them mixed up earlier because whether you know it or not, the Reserve is in Avery Ranch AND Brushy Creek. they both have one.

and technically it's only two ways in/or out of Avery Ranch too. your point?

Now, back to these HOA fees? whose got a bug up their butt about a measley $95 bucks again? when Steiner Ranch and Twin Creeks are probably twice that? people of Brushy Creek and Avery Ranch should be too happy to fork over the $95 because you people barely cut your own yards anyway....lol

hey guys, I got a search for Avery Ranch and currently I'm looking at about 40 listings all on the Avery Ranch blvd corridor. let me know if you wanna see it for yourself. like I said, too many homes for sale in such a small area. I blame it on the quality of builder and the location. but you might blame it on the rain, I don't know..lol.

And for reference, I pulled down 72 listings in Steiner Ranch with near same price points.

Steiner Ranch avg current listing - 4bed/3bath 2132 sq. feet is $269,999
Avery Ranch avg current listing - 4bed/3 bath 2292 sq. feet. is $197,700

So pound for pound in terms of location, schools and quality of life, Steiner Ranch wins here. More bang for the buck. that's my whole point. You get the Lake and all that comes with it. with Avery Ranch all you get is Parmer Lane. No contest.

So whoever was complaining about a $95 buck HOA fee. suck it up. and be happy that somebody cares.
