i suspect you and i live a long way from each other but a good property manager is worth their weight in gold. why? something called pride of ownership. owners try to do it direct, get enraged when they get ripped off
by a renter they thought they "knew" and sell and quit. so they end up old tired and working. a buffer is essential in the rental biz.
also owners waste huge time gaps and wasted rent fooling around trying to do it all themselves wasted rent money down the tubes.
