Llano area
Need some help everyone! My husband may get a job transfer to Llano. We would probably not live in Llano, but closer to Austin or anywhere between Llano and Austin. We figure he may need to drive a bit to work if we have to live closer to Austin. Any info anyone can tell me on new homes being built in that area, new communites, the schools, etc? Any help will be great appreciated....Thanks so much!

It looks like Llano is about 90 minutes from Austin. Marble Falls is about 40 miles out of Llano, maybe you could check there?

Marball Falls could work but its the same town a Llano. I have a ranch in Llano and my parents house is on Lake LBJ. If your looking at shopping and going to the movies ect i would look at this side of HW 71 and 281. Cut the distance and their is some new burbs our ranch's homes 5 to 10 acres going up all along 71. The drive is wonderful after 281 on 71 and it a short hop to 71 and Bee caves were their is a high scale shopping center and a 1 million sqft mall going to be complete in 2 years.
I do love Llano! Coppers is the best BBQ in Texas great people

Thanks so much Ron for all the info! We are moving from San Diego, CA and definitely miss Texas BBQ and friendly people. We are originally from Corpus Christi and will be glad to be back in Texas again!

My Parent were from CC and i have family down that way. I love to take weekend trips down to Port A and get some fishing in. One of my good friends got a off shore boat and i take full advantage of my friendship with him. Hell if it wasn't for me we would be lost at sea 1/2 the time (:

I would rather live in Llano any day than Austin. Beautiful scenery, nice people, good place to live. Why put up with all the Austin headaches? If you want to shop, just make a day trip once or twice a month.

Wow, a job in Llano? I'm jealous! The heavy Austin traffic comes to an end on Highway 71 once you get past Spicewood. So if you need to be around more urbane types of people, you could live in Spicewood and it's a beautiful country drive from there to Llano that takes about a half hour, maybe even less.
Development is moving rapidly in that westward direction so you're in the enviable position of being able to have the best of all worlds --- a country home with a country commute, a house in one of the most desired locations near Austin, and rapidly increasing property value so that you'll be able to cash out of your house within a few years and move wherever you want.
The schools are the main issue. You don't want those small town schools, where your kid has a choice of playing football, tipping cows, or doing crysal meth for recreation. OK, it's not THAT bad, but I'd recommend you send your children in the opposite direction of the job --- toward Bee Cave, not toward Llano. Problem is, will you be able to do that if everyone else is competing to do the same thing? I have no idea. Better ask an agent who knows the area. I'd contact someone who specializes in properties in the Spicewood/Bee Cave area for the best info.

I wouldnt live in Llano and i spend most of my weekends in the town. I agree with deeptrance on this one. Great town but its reallllly small (: I have been to a Llano high school football game this year. That was a great weekend football hunting and coopers in one trip....... Also a small rodeo but we were a little late for that one but had some beers with the cowboys.
