Saw this bumper sticker recently and I don't believe it. To me, 78704 has nice clusters of restaurants and is bikable to downtown. Ben White seems like a big divider to me.

Can 78745 really be the new 78704? What makes it more like 78704? I realize its cheaper, but what is the appeal of 78745?

Take a drive down south 1st or So Congress from Ben White to Slaughter, and it's a wasteland. 78745 from Manchaca to Mopac is nice but its not walkable and suburban and therefore nothing like 78704.

Really, I don't see any comparison between the two areas right now.

78745 has none of the charm, character, culture, or amenities of 78704. Nor is it close to downtown like 78704. Nor is it remotely walkable compared to 78704. Nor is it likely ever to be have any of those qualities that make 78704 incredibly desirable. In fact, about the only thing to recommend about 78745 is its proximity to 78704 which is superior is just about every conceivable way.

It's a straightforward opinion. May or may not be accurate, but you certainly cannot speak for what the future of the 45 holds. Maybe if you withheld a touch of the hyperbole and vitriol, it might even be deemed valuable - until then you sound like an insular, myopic "my neighborhood is better than yours" hipster.

45 will likely not be a replica of 04, but I can see that area appreciating nicely in the relatively near future, as you cannot replicate proximity. The target demo will be different from those looking for 04, it'll probably skew a bit more suburban/starter family than folks in the 04.

In '84, '04 wasn't quite as hip or desirable as it is today. Who knows what the future holds for '45? I doubt many could have foreseen the used car dealerships on S Lamar being replaced with hip restaurants.

1. 04 isn't my neighborhood.
2. I'm no Johnny come lately hipster - I've lived in Austin longer than you I'm certain, likely by several decades.
3. There was not one bit of hyperbole or vitriole in my post. I stand by it 100%. Anyone who argues otherwise is trying to sell you something.
4. I can tell you what the future holds for '45 on the current path and can tell you with certainty it will never posses the charm and desirability of 78704 unless the land development codes are radically altered and then 50 years of development is allowed to occur. Not in anyone's lifetime here.
