It seems that the money in this town is gravitating southward. What caused this? Is it the protected land, the high paychecks, the escape from overcrowding? I find it puzzling, because the conventional wisdom is that the northside has the govt, university, tech, etc. Are people tryign to escape south? discuss.

This is where the views are and easier access into downtown with Mopac. (And yes, I know you can get views in other areas as well, but in places West of Austin, like Bee Cave, we have dark skies which allows the views of the stars at night)

The ever worsening traffic through the Y in Oak Hill and the falling lake levels have impacted places like Falconhead and Bee Caves. There have been a lot of high-profile bankruptcies out west of hwy 71 - like Spanish Oaks, Hill Country Galleria, Monterone, Aviara, Carlos and Charlies.

Hey. isn't Bee Cave about to build a well-lit sports complex along 71, and a large car dealership outside the entrance of falconhead?

The sports complex will only have lights during specific hours. It's not on 71, it's by The Backyard. The car dealership is still not approved and might be a very long time before it will be, if ever (however, the Lexus dealership vetted for Lakeway might get approved first).

Most people in this area don't go through the Y, so that's not a traffic issue. We take Southwest Parkway and traffic moves very quickly 60-65 MPH (Did I say that? The speed limit is a mere 55 MPH).

Pretty simple. In general, the scenery south of the river is much better than that north of the river.

SW Parkway has no traffic, but unfortunately it's connected at either end to high-traffic roads - 71 and mopac. Avoidance of the Y preserves sanity. If you can live AND work on SW parkway, then life is wonderful and you have nothing to worry about.

The question remains. Why is 78739 (Circle C Ranch) the richest zip code in the Austin metro instead of say, Downtown or West Lake Hills or Rollingwood?

No renters or apartments. All high value SFH. Thus the average is high. Doesn't mean, by any stretch of the imagination, its where the richest people live.
