Try Crestview. Close to the Metroline for easy access to downtown, I have friends about your age who have a son in Brentwood Elementary (just started this year) who are very pleased with it (and I've known the mother since before she was born and the whole family is all about the quality of education) and the neighborhood in general, there are some newer condos in that area (don't know the rent, however), and it's a nice balance between what you're looking for for yourself and what your son needs.

There aren't many condos/town home rentals in Crestview right now that could be described as newer/newish and the ones that are available have a significantly higher price tag than his budget. I think it would be a good area for him but expectations on price/amenities would need some adjustment.

That "Map" is HILARIOUS! --- Is it (also) accurate?
My old neighborhoods are labeled "? ? ?" and "who cares" ...
But, THANKS for posting it - I got a good laugh out of it!
