Hi,

My brother is moving to Austin around march, where is a safe place to live with good schools?

It will be my brother, his wife and two daughters, one is just 5, the other one is in the early 20's and will be joining earlier the following year.

He will be renting initially, maybe one or two years before they buy.

They already have a business, so no jobs needed.

The budget for the rent is flexible because a good school and safe neighborhood is a priority.

4 bed/3 bath or more in a nice family area.

What do you think is a reasonable rent?

I live in Utah so I don't have a clue about Austin except mostly great reviews as a place to live.

I will be visiting Austin next month.

What do you or your brother consider "good" schools. You could rent in the Lake Travis area for around $2500-3000 a month for a 4/3 or that same house will probably cost you about $1700-2000 in Cedar Park or Round Rock. Possibly $1400-1700 in Pflugerville. South Austin will probably be about $2000-2500 a month.

There are "good" schools in all those areas. You said rent is flexible, but which group does he fit into? (And yes, there are lower priced rentals in all areas, these are just estimates based on wanting 4+ bedrooms and 3+ full baths. Smaller will go for less.)

Hi,

Good schools are safe and high in the academics side. As I say the rent is flexible... I am going to be in Austin in February, we may be looking for us to. We can pay as high as $4,000 per month for a home.

Depending on where your brother is working in Austin, and if commute is a concern at all, with that price range you are fairly flexible to get into some great school systems. Eanes ISD (Westlake) will likely be the highest priced in rent, but they do have great schools. Other areas with great schools that I would look into would be Lake Travis ISD area (Lakeway, Bee Caves, etc), Leander ISD if you're looking further north, or a section of Austin ISD in Southwest Austin -- Circle C area (elementary schools include Kiker, Clayton, Baldwin -- all feed into Gorzycki MS and Bowie HS). There are many communities in all of those areas that have great amenities in addition to great schools! Depending on what your other interests are, that might narrow the areas a little further...

With the housing market in Austin, I would also highly recommend considering purchasing a property instead of renting. When my family moved to Austin we did the same thing (leased)...even with me being in real estate! We signed a 2-year lease on a $2800/mo property because I wanted to get to know the area better, and I wish we would have just made the jump into purchasing right away. I understand that not everyone has the down payment ready, etc., or really would prefer to rent, but just something to consider. Home prices have steadily increased 7-9% in Austin per year in recent years, and that is projected to continue at a healthy rate due to the demand for Austin housing that is driven by all the jobs! So, the same house today may easily be 50-60K higher in just a couple of years. A good Realtor can also direct you to areas that have a good, steady history of strong resale value if you intend to move in a few years.

Cedar Park is a wonderful, family oriented suburb. Leander ISD is excellent. There are many safe neighborhoods in CP, such as Silver Oak, Forest Oaks, Creekview or Silverado Ranch (zip 78613). The homes are generally large, 2 story, traditional style.
