No ! Streetman never negotiates, and with this seller's market, it would be more than impossible to negotiate. Anyway, last time I checked, they are already sold out on phase 2. And they are overbooked for Phase 3 anyway, and so, they are going with lottery system. I would suggest, if you have any desire to live here, you should get into the lottery.

And regarding the quarry, from the sources I heard, it seems like, the mining company has the rights to mine next to the houses, however, the school is located on the end of their land. I strongly believe, that city wont allow them to mine closer to school (especially, which is 10/10).

You mentioned that the city wont allow the mining as it's closer to the school. I read some other thread that there is a school already closer to the school in other side of the mining, but I am not aware of that specific information. I tried searching that thread again, but I couldn't find it.
Is that a assumption that the city wont allow it, as the city clearly mentioned that they don't have control on that land. Even the builder is not sure and not committing that there wont be a mining activity in future.

I feel the builder is hiding the information on the Quarry (all my thoughts), as the builder would definitely know these information as they might have already discussed with the city and with this private mining company.

Since I find risky in terms of investment coz of the Quarry, I decided not buying in this community.

Infact I got into the lottery and they said the next lottery will be in first week of April and I would get a chance to get thru it. If anyone can provide suggestion on my concern then I can rethink of buying in this community.

Best thing you could do about to find out the information about the land is to call Texas Crushed Stone Co. I did call them few months ago and they said, as of now, they do not have any plans to mine in that area in near future. Being said that, they also said things could change and they certainly do have mining rights for that land.

The homes at Preserve at Mayfield have full use of the yard. My friend recently moved there and you can do whatever you want within the boundaries of your lot. His house was mortgaged exactly like any single family home, there is no use difference whatsoever compared to Sendero as far as lot usage. The lots are smaller, but that was a bonus to him as he didn't want a ton of maintenance and liked paying $50 less for his house. He also liked the idea of being in a gated area with a super low tax rate. You cannot here any blasts in the Preserve anytime I've been there, I have no information on when they are starting the quarry by Sendero. I checked all this out as I am thinking about buying soon.
