It's still a thought - commercial space is still on the table but I figure I could just get a modular unit and save a lot of money each month on rent that would go toward a commercial space that I wouldn't own. There are also personal reasons for wanting something close to home. In terms of scale, the ratio of employees to clients is appropriate (revenue is based on billable therapy hours). It is definitely an "out of the box" type of venture, but just something I'm toiling around with. I really appreciate everyone's insights and expertise!

The good news is that might be a use compatible with residential zoning, even in the city. It sounds like the sort of use that might not see too much opposition to an outright zoning change for that matter.

Although if you're looking for acreage, you'll get alot more for the dollar outside the city. I do think that being as close to the city as possible will make life for your clients easier.
