Default Buying plans & finding a lot in SW

How much would you pay for a plans for a house? There was a green built house that I saw this summer and LOVED. It was a bit too small and I didn't like the location. The former owner is willing to sell the plans for $6K. Is that a deal? I have NO idea what one would pay for plans.

Second question... where would be a good place to build a custom home? I've been reading the other post about lots available being attached to builders with set plans. Where can you find a lot where you can build what you want? I'd prefer not to be out in Dripping Springs but would like to be in SW. I saw some lots listed off of 1826 to the west of Circle C. I'm guessing they won't let you build outside of their plans though.

Does anyone know anything about Granada Oaks? Laurel Haven Homes is the builder. Do they do custom or do they make you build one of their plans? Their website didn't indicate one way or another.

I know everything there is to know about Granada Oaks and have been involved from the day the first bulldozer started clearing the land. I just built a home there (moving in 10 days). Send a PM to me or follow my profile and I'll answer any questions you have about the different builders, available lots, water issues (Critical Water Quality Zones and Buffer Zones).

Bottom line, I personally thinks it's a great find in an excellent location provided you find the right lot and builder.

Unless the former owner is also the architect, don't do it! Most plans are sold/created with no rights for resale. You could very well be paying $6K for something the owner has no right to sell then sued by the original architect for using their plans without consent.

I talked to an architect friend and he said the SAME thing. I had no idea!
