Default 78745 v 78723

Just thought I'd ask the opinion of real estate agents out there, or folks who are currently looking for a home like I am...

I've seen some houses that I like in 78723, but none that have really grabbed me. I found a neighborhood that I like in 78745 and I'm waiting to see if some places come up in there after the holidays....

Just wondering if folks have a sense of appreciation being better in 23 vs. 45.

Right now I'm finding more square footage for less $ in 45.... I know Mueller is supposed to bring enormous changes to east Austin, but I think I dig south better.

Thoughts? Opinions? Advice?

We moved to 78745 from Engalnd in August. Our home is in Western Trails, an absolute gem of a neighbourhood just south of Ben White (290). It is very quiet and "pride of ownership" is very much in evidence. The area is choc full of mature trees. Its not a modern, planned community which suits us very well.

Without paying the premium for living in 78704 or the areas immediately north of the Town (er, Lady Bird) lake, I find it difficult to imagine a more convenient location if access to the central areas is important to you. I drive from home to just short of the lake on Lamar in about 12 minutes during the morning rush. I can drive to airport in under 20 minutes most times of the day, Central Market south/Borders etc is a five minute bike ride, South Congress takes all of ten minutes as does Zilker/Barton Springs Its great for getting to I35, Capital of Texas Hwy, Mopac although you will often sit in traffic once you get there! Having said that if you are heading South on I35 you will normally have a free run from when you join it at, say, Wm Cannon.

I'm struggling to see a downside but I guess if you were working in officeland in North Austin the commute might be a bit of a bind.

I agree with south side - 45 has a much better ambiance than 23.
