Our family is moving to Texas in Sept. We will be working in Austin. With a budget of $450k what areas do you recommend to purchase a new home. We are moving from the East Coast and do not know the area at all. We want a 1 acre lot and a gated community. Any suggestions? We are ok commuting 45 min to work

Whoa! That's a lot of land to find in a master planned, gated community and not much budget.

Try looking at Austin home search, they have the complete MLS, put in your parameters and see what comes up!
Get a good realtor and come for a visit. What you think you want, and what you really want may be two very different things!

If you add a million or two to that budget, you could probably find what you're looking for. But, you're not going to find a new home on 1 acre in a gated community for $450k in Austin.

I second the above. To be as frank as possible, a new 1 acre home in a gated community is flat out impossible for $450k. The Polo Club came to mind, but just a quick search tells me this 4/3.5 home built in 2001 on a .34 acre lot is asking $499k. Pare down your wish list and be ready to jump quick, probably that same day it comes available if it's in a hot area, if you see something you like.

You can get a gated community but not with an acre for 450K. That's really not that much money for a house in Austin these days. For example, a 450K home in my neighborhood is on a lot approx. .17 in size. Prices are pretty steep in Austin these days. If you got in a time machine, you might be able to find one. Austin is one of the #1 places to live, hence the hefty price tag. Perhaps much, much further out of Austin you could find what you are looking for.

You have to give up the one acre and the gate. But you can find a nice house in a master-planned community in Austin for $450K. But it won't be brand new. And you will have to buy it within the first week it comes on the market.

Commute and schools aren't in the mix?

There's a new community being built in Cedar Park that will start at 450k and be gated, on "over-sized lots": Abrantes, Cedar Park | Homes for Sale | Scott Felder Homes It's being built behind my development, so I've been watching the progress. The elementary would probably be Cox or Reagan.

You can get a brand new house (or nearly new) on an acre in Dripping Springs for less than $500,000. Your commute would be 30-45 minutes depending on where you live/work. Great schools too!!
