That's how it was in Denver too, but the gentrification is starting to spread out into the surrounding areas and before I left, lots of the businesses and strip centers got facelifts and some got new owners who were sprucing things up. I'm being optimistic that the same thing will happen here. It's creepy how similar these two projects are.

What on earth do you mean by the term 'takin a tour through the ghetto'? I'm sure it's not, but that sounds like Klucker talk to me.

Have you driven around the area? I think you would know what he is saying. It is a pretty rough part of town. That does not mean it will not change over time. |

I not only drive around that area, I walk around it. I have never been threatened or accosted, day or night, driving or on foot. Have you?
So, I actually do think that I know what he is saying. I think I know what you are saying when you use the term 'a pretty rough part of town'. |

Have you looked at the crime stats for the area? http://www.ci.austin.tx.us/police/zi...pcode_2006.pdf Just because you have not been threatened does not make it a good part of town. |

A park is nice, but there is not the same amount of safety of having a playground in your own backyard. I let my six year old play in the backyard by herself ever day, but I would never let her go down to the park by herself. And I can't always go to the park with her. I would much rather have a backyard I can actually let my kids and dog play in safely.

Well, they have to start somewhere, and they couldn't just leave the old airport site empty. I think it's great what the folks there are doing. Over time, it will be a hot property and that whole area will benefit. New begets new, so look for some exciting things to eventually come out of this.

I looked at 3 of the models today after work. I am amazed at the price of the David Weekly and Standard Pacific. I asked the sales lady how you would mow the side yard and she joked I would just use a weed eater. I had a fried who owned a house just north of 51st and sold a few years ago due to several break in attempts. I am sure in 20 years the whole area will be a lot different.

Hey those are some good stats!
It looks like the crime rate is much lower than 78705 (UT area), much lower than 78701 (downtown), much lower than 78704 (SOCO) and on par with 78703 (lamar to the lake). Thanks for making my point. On the grand scale of things, this neighborhood is far from being one of the rough areas of town. |

78723 had the most Agg Assult and the second most Burglary in 2006 so I am not sure what stats you are looking at. But I am sure your mind is made up all ready.
