Ours came yesterday - ouch? The actual payment due increased 19.5% from last year.

How is the tax rate figured, and what is it based on? Square footage of the residence? Or of the lot?

Tax rate is a decision of the taxing body - city, school district, county, health district, community college district .... Is independant of the property.

Yep. Rental property is going on the market in February. Carrying costs are just creeping up and appreciation is starting to slow down. Good time to jettison the asset.

Mine came last week! BEFORE the election. Made certain choices easier!

Our value only went up $20k this year vs. the $80k TCAD originally assessed. I guess I should thank my property tax service.

Yep. $1000 property tax pop this year for two, yes only two, bond assessments: ACC and the new Medical Center. Not happy, but what can you do? Glad Prop 1 failed......

Here is the source of your problem. Some people just don't understand the connection between voting for something and paying for it.
-----------------------
“I’m at the breaking point,” said Gretchen Gardner, an Austin artist who bought a 1930s bungalow in the Bouldin neighborhood just south of downtown in 1991 and has watched her property tax bill soar to $8,500 this year.
“It’s not because I don’t like paying taxes,” said Gardner, who attended both meetings. “I have voted for every park, every library, all the school improvements, for light rail, for anything that will make this city better. But now I can’t afford to live here anymore. I’ll protest my appraisal notice, but that’s not enough. Someone needs to step in and address the big picture.”
