Does anyone think that people are holding out on listing due to the current market conditions? There doesn't seem to be that many homes that are being added to sites like trulia or zillow. The majority of those that are listed have been on for quite some time.

Are trulia and zillow reliable listing sources? I've always gone to Austin Real Estate | AustinHomeSearch | Austin Realtors | Austin TX Real Estate because I thought it was the closest thing to the actual MLS listings.

People definitely hold out on listing their homes this time of year because their kids have already started school. There are exceptions, but families generally like to move during the summer unless they are just moving within the same school district.

Trulia and Zillow are near worthless. The house I bought was listed for sale on Trulia for almost 4 months after I moved in. I gave both sites one more chance. A client found one on Zillow. Looked it up on MLS. Sold 6 weeks prior.

Trulia and Zillow have good Location based apps for the iPhone. Helps if you are driving around, and want to look up a house while you are at the curb.

Zillow's Zestimate is not accurate. But what is the alternative? Recent comps from the MLS? The last of crown jewels for the Realtor?

A new generation is growing up with Zillow and Trulia. They have a fresh new perspective on Real Estate. How much longer will the proprietary MLS system survive?

We advise against listing all the time. Depends on a lot of factors, but mainly for homes $400K and up, unless there is a compelling reason to sell now, why sell in the dip? Homes in the $200s and down will do just fine though, no reason to wait other than the normal seasonal reasons.

In fact, the seasonal slowdown may not happen for Oce/Nov due to the rush to beat the $8,000 deadline by first timers.

Actually, not sure if that site it better. I just think that what I'm looking for doesn't exist: central, flat lot, at least .20ac, trees (oaks would be idea), ranch, nice street and a 2 car garage that would renovate well.

Yes, that doesn't really exist. Allandale would meet many of your requirements but you won't find any 2 car garages!

Trulia and Zillow are worthless for the Austin market in my opinion.

Those are in abundance in the suburbs, including the house I just put an offer on. I've also seen a fair few in the East side, but I'm still nervous about that location. Central-wise, seems like trying to find a needle in a haystack. All bungalows, teeny lots, no garages...
