Actual house numbers were used in the ad, not 1234.

If that's what you mean by "official" MLS listings, those are just website listings. Many student apartments do in fact lease by the bedroom, but not through the MLS. But a campus are locator is not restricted from marketing such listings on their website. Now, if the advertisement is misleading or confusing to the public, you can file and ethics complain under Article 12 of the Realtor Code of Ethics.

I'm not in the market anymore.

The mls listing for a roommate was last year.

The "per bedroom" technique is misleading, IMO.

My brother is looking for a place now, and I've warned him about the misleading way people list rentals.
