Hi,

This might have been asked but I couldn't find specifics, so I am asking now.

Bought house in Leander, looking to get quotes for installing a modest pool in our backyard.

Can anyone rec a pool builder for us to start getting bids?

Is it realistic to install a pool for $40K or a little less in this area? That is our budget.

It all depends on the size. Basically, each foot of perimeter increases the cost.

But yes, it is do-able for a pool your family will enjoy.

Call a few pool contractors for free quotes. Ask what the minimum cost pool gets you as far as size and equipment, then go from there. Options can add up quickly. My area in Florida a low cost gunite pool with a Maricite plaster finish, concrete decking, basic pump, filter, and chlorinator starts at $22K. Typical price people are paying is around 30K. Construction time is around 60 days.

We just did this last year.

Our pool is 16k gallons with spa and fire-pit/seating area. Ours is built into the side of a hill, so lots of concrete work and retaining wall work. It was 87 linear feet of pool with pebble-tec instead of plaster.

We were over your budget by about 20k, but the spa was a 10k add on (because of the heater, the extra pumps, plumbing, etc). Fire-pit and elevation we're probably part of the costs difference too.

Shop around. Get lots of quotes. Don't be afraid to negotiate. Send me a DM if you want to know who I used.

Do you have a lot of rock/limestone? If so, it's going to be very hard to stay under $40k as busting through the rock is the costly, more time consuming part.

I think 40k is what you'll spend after all is said and done. I've heard good things about Azul Pools. or maybe it's Azure Pools??

I think 40k is typical for a basic pool probably without spa. But the heater/spa gives you an extra 2 months of pool time per year.

Going through rock doesnt cost that much. The crews cost about 800/day and it will take about 5 days to get through it all. Your builder will prob mark it up 100% so maybe 8K to dig the hole in rock vs. $800 to dig the hole in plain dirt.

Ours was 70K for a 12K gallon pool with the works - Color changing LEDs, 400K BTU heater, spa, abalone shell pebbletech, Blue Lueders limestone, UV filtration, imported mosaic glass accent tile, etc. We were not charged extra for excavation as they didn't hit limestone until about 7' down, and the pool is resting on it. Yes, the spa is worth it. We use our pool year round, and when guests come over, we all have drinks and take the "polar bear plunge" in the 55 degree pool then hop back in the spa. Even our 5 year does it (sober of course).

Our pool contractor didn't have a rock charge. Shop around for one that doesn't, so you don't have to worry about it.

(Good thing he didn't. Got 18" down and hit solid limestone. 2000# jackhammer and ten days later, we had a hole. Same price as if it was sandy loam.)
