Hi all - When is the optimal time to start looking for a house to rent in Austin? 3 months prior to move-in? 1 month?

3 months is safe, will give you more options. You could look 1 month ahead of time, but they dont last long.

Do your homework as to your needs and wants, then start looking around as previous posters are saying as soon as you think it's a good possibility. However, once you know you're going to be here, you have to move fast. Rentals don't stay available long.

Be prepared to start paying rent right away as no one is likely to hold a house for you in this market.

The best time to start looking is when you're ready to make a decision and commit. I deal with people all the time calling on ready-now homes, saying, "we don't need to move until July but we're just trying to get an idea of what's out there, so can we come take a look?". No, you can't. You're wasting your time and mine.

Determine your "moving window", that is the very soonest date you can start a new lease, and the very latest date. Do this knowing that for some period of time you will either have nowhere to live, or be paying double rent on two places. That's the "mover's dilemma" whether a buyer, seller or renter.

Determine your max double rent time and your max "homeless" time, and then you have your "window". Start looking about 30 days prior to your move date if looking for houses. 60 days if looking at apartments.

Researching ahead is sensible, on AustiHomeSearch.com, but most single family homes do not come up further than 30 days ahead.

Looking before hand I mean 3 months in advance would be safe, as these things take time and you can search without any haste.

The problem is that the market is hot. What you see on the MLS today will likely not be there in a day or two. Austin-Steve is right, take his advice.

3 months in advance for apartment is ok, but for a house, no way unless it is written into lease contracts which is usually 1-2 months out for a non renewal and the showing starts.

A house that doesn't get rented in 30-90 days got passed by 30-90days of potential renters for a reason.
