between 2244 and mopac frontage?

Is it heavy day and night? Does the 2244 light get backed up? Mopac frontage?

I used it all the time in high school to get to major events in Zilker park! It seemed a lot of people would do that too. I don't want to say what streets I used to get around them because I don't want anymore people using those streets! Even on heavy traffic days I would use rollingwood to get to westlake dr!

When I lived in Westlake 2010-2014 I used Rollingwood regularly to get to Barton Springs and downtown instead of Bee Cave. I don't recall traffic being excessive though.

thanks! Was looking at the dump of a house on rollingwood dr. the lot is big enough that being on a major street isnt as big a deal (plenty of room to turn a car around to pull out head first, plenty of room for kids to ride bikes around and play). Was thinking about fixing up the existing house to make it a pool house and then building a new house on it.

My agent said it is about 70K over comps though.

Rollingwood police are active there and all of the regular drivers know to go real slow, especially past the park/pool where the speed limit drops. I would consider it a pretty safe street as far as arterial through streets go. I use to run on it to and from Town Lake several times a week as well and never felt bothered by traffic. I'd have no problem living on Rolingwood.

As far as "$70K over comps", that doesn't all all mean the same as "over priced". Make sure you and your Realtor know the current market. Sold Comps are less important than Active/Pending ratio, and absorption rate, and talking to other active agents in the area to get the current scoop on demand.
