That's disappointing! Glad I asked because the pictures show something else. Although I wonder if that's why it seemed to be priced on the lower end.
We are okay with either but would probably prefer to build on our own!

How is this location?

I wish you would not build a pool. Do people not understand the severe drought and water shortage we have? That water does not come in infinite amounts?

It takes less water to keep a pool full of water than it does to keep the same area of grass green. Pools are not the problem.

In 2012, Spicewood hauled in over 8000 gallons of water as they were running out. Briarcliff, which most people consider part of Spicewood, is in Stage 3 and will NOT allow the filling of a pool, only allowing homeowners to maintain the pool level.

"SPICEWOOD, Texas (AP) — Tanker trucks loaded with water have become the lifeline for a Texas lakefront village that came precariously close to becoming the state's first community to run out of drinking water during a historic drought.

Spicewood got its first delivery of water Monday under dark clouds and rain. The 8,000-gallon water delivery arrived after it became clear the village's wells could no longer produce enough water to meet the needs of the Lake Travis community's 1,100 residents and elementary school, said Clara Tuma, spokeswoman of the Lower Colorado River Authority."

Here's the link for Briarcliff.

So, in Spicewood, other than homes served by the Spicewood Beach/Lakeside Beach Water System, there are no restrictions on pool filling. Right?

I wouldn't say that. West Travis County PUA (WTCPUA) also services parts of Spricewood and they won't allow a pool to be filled because of their Stage restrictions.

Only if one's idea of Spicewood is expansive enough to include Sweetwater Ranch -- they don't service an existing entity west of there. In fact, except for a carve out for MUD #12 (Rough Hollow), their northern boundary is Hwy 71, starting at about Falconhead West.

The water utilities cannot prevent you from getting a pool, they can only restrict your source for filling it. Municipal entities can make the permitting process more difficult but they too are not stopping pools. What they are doing is requiring you to certify that your water source is not the Highland Lakes or that the water utility will permit you to fill it with their water.

So, building a pool in many of the areas you mentioned is doable. Even if the water utility chose not to allow you to fill it you can still fill it using bulk water delivery. This generally increases the cost about $1,500 or so depending on the pool size but that's it.
