Hi! We are looking into building a house in one of these two towns. Can you build a pool if there is no existing one? What about on a new lot? Thanks!

I'm not up on the current rules, but about a year ago, Lakeway put a hold on giving out permits for new pool construction unless the owner could bring it water that didn't come in from Lake Travis. (This was due to the severe drought in the area.) I read a story about people who trucked in the water so they could build a pool! So it was still possible to get a new pool construction permit, but the logistics were trickier and the cost higher.

I'm not sure if the moratorium has been lifted, but I'm sure a quick internet search would probably yield the answer.

Thanks! I heard that about Lakeway. We are actually leaning more towards Spicewood. Does anyone know if Spicewood has also put a halt on pools?

Spice wood is an unincorporated area. They don't have the authority to do anything like that.

Yes, you can build a pool. You will haul in the water if we're still on water restrictions when you need it. That's about $800.

The water districts/MUDS where they get their water have every authority to not release the water for a pool.

It's only $800? I was wondering why so few new homes at pools in these areas. I thought maybe it was due to restrictions.

I have clients building a house in Serene Hills right now, and I called Lakeway to get their entire processes for the permit and such ($150 I believe- my notes aren't in front of me) to confirm they would allow the pool, as they will start the pool immediately upon closing on the house, and the number for the water came from the pool company who regularly brings in water to fill the pools they build.

it says it's in the LTSD (in the notes) and it also says it's in the gated community of Paleface Ranch

any ideas where we should be looking for 1+ acre lots in "neighborhoods" near Lakeway or Spicewood in the LTSD? We would like to stay under 150k for a lot.

The Pedernales River doesn't have any water, so I don't think I would spend any premium money to build on that street as waterfront when there's no water.

Are you looking to build on your own, or are you ok with a builder in a community building on 1+ acre lots, as there are only a couple of communities left in LTISD that currently have a builder?
