All of your numbers are trash. Your 120 days a decade ago are garbage.

The only thing you can get within 10 miles of downtown is a scraper for that price.

Go back to Vegas or LA or wherever.

Go to zillow. Plenty for around 200 within 10 miles. Why all the hostility? Just view. I don't know what a scraper is but if it means scrappy these were all bought at around 120k and resold and uplifted for around 200. Many they took away the garage (which I don't like) to add more sq ft. Are you looking to buy?

You realize I said around 1300 sq ft. I saw your zip. So that shows me you may be into really big places. You are far from soco or downtown. If somebody wanted to that bad they can go South of it but will live in a small home hence me mentioning 1300sq ft Calm down.

There is one new reason for increased horn use that I can think of: cel phones; people staring at them when the light turns green.
That sounds like a police issue. If they gave out more tickets for it it would stop. That does sound dangerous and rude.

Okay, guys, I went to the MLS (NOT Zillow, which has plenty of houses that are not on the market or that WERE on the market months or years ago). I plugged in nothing more than 1300+ sq. ft. and $200,000 or less, in the City of Austin, within 10 miles of 1100 Congress Avenue (the Capitol). Got 8 hits, all east from north to south. Drop it to 5 miles and there's one, so as of today, there are 7 houses between 5 and 10 miles of downtown that are 1300+ sq. ft., 3/2+ and less than $200,000. Only one is within between 3-5 miles of downtown, and it is described by the listing agent as needing TLC and only has one photo.

Thank you Goddess! That guy got under my skin. I went right to Zillow after (thinking, did they go up that much last couple months?) and no, they did not.
I saw plenty South of downtown (to me downtown is whole foods). So you went even further into downtown. Sometimes, I even punch in SOCO area (how far from there) which is still 2 miles from official downtown
I saw a lot from 212k to 240k and all prices can be flexible. That was just a glimpse. I am thinking zips 78745 and 78748. Some parts of these zips are far from downtown and plenty within 10 miles. I would not want to go East.

If you take it up to $200,000-240,000, there are a lot more (8 is NOT very many at all), likewise east north to south, 39 in all, mostly clustered around 130. In this seller's market that is not a lot of houses. I've shown more than that to one client as far south as Kyle in order to find them a home.

Zillow explains a lot. As does using a radius and not actual road miles. You’re using outdated data that doesn’t paint a real picture.

A scraper is a tear down.

As for the rest of your assumptions and annoyance. I could care less. It’s almost as annoying as some visitor perpetuating a horribly outdated myth.

Houses in my hood are still listed in the low 200's (sometimes under), and I'm about 10 miles from downtown. Nothing that really needs to be torn down since a lot of it was built 5-20 years ago. The new construction is selling closer or over to 300 though, so prices seem to be creeping closer to that.
