Default Lake access..

Are there areas in-or-around Austin where you can get a house with a dock that leads to a lake? I figure on a lake is pretty expensive and was thinkin gofr other ideas. Can spend upwards to $400k

Moving soon from Colorado and trying to find different types of areas.

Default not sure...

Depending on the property we don;t mind commuting. My wife's job will be in central or northern Austin...maybe max of 45 minutes to get to "Austinish" downtown area?

There is probably nothing in this price range on the lake unless you go all the way up to Lake Buchanan and even then it would be tough (and this is not a commutable distance). Instead you might want to focus on a location that is close to the lake and good for commute with access to either a good launch or rent a slip at one of the marinas. Round Rock/Cedar Park will give you decent housing prices with good access to both downtown and the lake.

Im not a buyers agent but I should be

there arent a lot but you can find deals. Lake travis is where you will be looking. Use trulia.com (i actually prefer a different site but the moderators keep cutting it as advertising) to get a searchable map. The other site has more filters than trulia.

I just bought a lake travis lakefront property about 30 mins from downtown (non rush hour) for around 160k this year. with your budget that would only leave about 240K to build but you could still get something.

the cities are lakeway, austin, leander, volente and jonestown

Right now Im seeing just a couple of properties - There is a 1200 sq ft on clara van trail for 414K and a lot on blue cat for 175K which is on the main basin.
