We are disagreeing about cause-and-effect here. I say the restricted supply is driving up prices, and you're saying that the high prices are restricting demand.

If 3 bdr condos flooded the downtown market to provide balance (or even a glut) to the downtown housing market, then empty nesters, singles, and DINKS, would not be your definition of a "typical" downtown resident anymore.

There are the "haves" and "have-nots" in this town. There are also people who want to live in the burbs, and those who want to live downtown. We effectively have 4 groups here.

One of these groups, "have-nots" who want to live downtown are effectively shut out of downtown and increasingly central Austin. These people live in places like Kyle and Leander, and can only afford 150K-200K for a place to live. They aren't thumbing their nose at downtown, they have no chance of living there. It's not a question of "want".

We bemoan affordable housing (myself included), but tax dollars aren't required to solve the supply problem.

Exactly -- my apologies. I will refrain from this futile engagement.
