Why does it seem impossible to find a home south of McNeil for under 400k with 2k Sqft and in South Austin it is a feeding frenzy?

Because most of Austin as you define it was built out before 2000 square foot houses were the new normal. Austin used to be for poor folks and folks on small state salaries; you do the math.

SW Austin has a pretty decent supply of <400k, 2,000 sf+ houses (~15 years old). Or it seems to.

It depends on the part of SW Austin you're talking about. Travis Country doesn't have that. Even Western Oaks and Legend Oaks are ticking right up to that mark. Circle C is so big that it might have some less than 400K, but those would be the smallest houses I think. There's Meridian which also has ticked way up. But maybe sprinkled around you can find something. Not sure about Westgate.

AHS has 39 properties in 78749 over 2,000 sft and under 400k. Granted, most of the nicer locations are 350k+, but they are out there. VAWO is generally 375+, it appears.
