please throw some light on how much is going to cost me for the sprinkler system(lot .11,house 1900 sq.ft)

Boy, don't know...we bought our house with the sprinkler system installed already. The guy across the street had one put in, and I think it was ~$3000, but not really sure. His lot was probably slightly bigger. Lots of trees can be an issue. You should be able to get plenty of free quotes...call a few places and have them come out. I wouldn't even bother meeting them...make them do it on their own, no reason to hang around for the sales pitch.

Oh, get lots of references before you pick someone...I have heard of some pretty shoddy workmanship....some people think all they need is some PVC and a shovel to be sprinkler experts.

When we had ours put in 4 years ago it cost about $3000. We had a 1900 sq ft house, but the largest lot in the neighborhood (on a culdesac). We had 12 zones.

I just did mine...our lot is .12. Well, I did only the front yard and little bit of side though. paid $1700. I didnt do the backyard, bcoz i had other plans for it. The total quote was $2600 for font, back & sides.
Oh and our house is approx 2600 sqft...total yard was close to 5000 may be.

We paid $3000 for a .25 acre lot with a ~3,600 sq. ft. house with 3 car garage, so that took up a little bit more in the front vs. a 2 car driveway. We also on the sidewalk side of the street, so that included more heads. Also, the builder doesn't automatically put in the pvc pipe under the driveway apron, so they had to take the pipe all the way around the backyard, then back out to the front to get the other side of the front yard.

If you are building, try and get the builder to put in the 2-3" PVC pipe before the driveway and sidewalks, and front door walkway are poured so the installers can easily put the irrigation pipes through, therefore under the cement. That may benefit them more than you, but it is less material, and less to age and leak!

I had my sprinkler put in by Hunter Services out of Cedar Park and it cost about $2800.00 w/tax for 7 zones. My house is 2400 sq. ft. and I think the lot is about 5000. My last house cost about 800.00 cheaper, but that was 3 years ago.

In general about $400-450/zone to start . Above 4 zones, you can look at $300-350/zone. And also what kind of controller ( Hunter pro or Irritol ) can make it $100 difference.

Now to the end of year, thing is slow down, it's much easier to make the deal. They just want to keep the crews busy with small profit at the trade off of warranty. ( you must make sure every thing working before give them the check, otherwise they're not going to come back to fix it later on)
