As you said, only minutes to the city limits of Austin...about three miles by road, shorter as the crow flies.

As far as I can tell, this is a bargain at $99/sq ft with no neighbors behind...Chop off 1000 sq ft and WE would be interested!

If you don't mind having a bigger lot, maybe check out Abrantes in Cedar Park (1/3 - 1/2 acre lots, gated) - I know Scott Felder Homes builds out there (Homes For Sale In Abrantes - Cedar Park, TX | Scott Felder) & I think another builder. It's right off of the 183 toll road, like a minute away from a big shopping center & walking distance to 3 good schools. Another place might be Ranch at Brushy Creek (The Ranch at Brushy Creek - don't know about their schools though) or Avery Ranch (already mentioned). Good luck.

290 was completely closed - it was more like 4 hours.

It's in Leander ISD which is a very good school district. You're looking at a 30min commute to Round Rock, but half that if you are willing to take the toll road.

There are grocery stores, parks, coffee shops less than 2 miles away.

I was stuck there for 1.5 hour and saw this bad accident killing 3 on spot and 1 in hospital. I did observe though google indicating consistently sufficient delay both on google maps and waze till the road was cleared. Accident happened at 2pm and cleared at 4.40pm.
