I've accepted a job in San Marcos and we are looking for homes anywhere from South Austin to the Driftwood, Kyle and Buda areas. We would like to be have reasonable proximity to Austin. We have only an 8 month old so the other priority is schools and activities for children, kid friendly neighborhoods, etc.. I would prefer less than a 25-30 min commute. Our range is 500-700 K. The areas I mentioned seem like our best bets. I would appreciate any other suggestions or advice. Thanks !

If you would want a 25-30 min commute, I would recommend Kyle or Buda. Kyle is 8 miles from San Marcos and Buda is 15. Buda is also 15 miles from Downtown Austin and Kyle is 20, depending if you live south or north. Hays ISD is a good school district, but definitely not the best.

If you wanted to live in South Austin, the commute would be closer to 30 minutes and you would have to deal with higher taxes and more traffic.

Unless you plan on going to Austin several times a week, I'll suggest also looking in and around San Marcos... or maybe even south toward New Braunfels. With your budget, you can buy a lot of house in some very nice small acreage developments in north NB and toward Canyon Lake.

If great school tracks are a priority you will probably need to look at SW Austin feeding into Bowie.

Thanks for the advice. Excuse my ignorance, is Bowie a high school or system?

San Marcos is a great little town, but unfortunately the schools aren't as great. I would lean towards Driftwood. I have a friend who lives in Howard Ranch and they love it. It's really not a bad commute to Downtown (unless it's rush hour), great Dripping Springs schools, and the drive to San Marcos down RR 12 is not bad at all. It's also a much more pleasant drive than commuting to SM via I-35.
