I'm investigating new areas where to move in Austin and surrounding and I'm trying to figure out a map or information about property tax rates for the many many communities around.

Is this kind of data available somewhere? I can only find scattered data for some communities, but not for others.

I/we are planning to move since we don't have any more school requirements and definitively do not want to pay the tax bonus to live in a great school area, and we don't have any restriction from offices (work from home mainly).

caveat - the costs can cancel each other out when you factor in the quality and cost of housing.


Eanes has a 1.9% rate, but you will pay a lot for a crappy house.


Pflugerville and other north suburbs / MUDs can reach over 3%, and you'll get a great house for a reasonable price, but you will get gouged on taxes.


DS /Belterra will scr@w you on taxes AND utilities.


You may not want to live in any of those areas, for all I know.

Yup, you really want to minimize your tax bill, not your tax rate - or I assume so, possibly not.

In any case, I do not know of any such map. The easiest (or not?) solution would be to chose representative houses in different areas and check the tax rates online for the houses.

Finally, I understand the Sunset Valley charges lower tax rates due to the high sales tax income; OTOH, I think those houses are more expensive because of that, and the lower rates may end up in the same size tax bill......

I find it advantageous to stay with the Austin Energy jurisdiction as well.

PEC is similar, in some regards, as well.

You may be surprise at how some 'older' homes (10-20 years) that are outside of AE area are significantly less energy efficient than those inside AE area. AE has been incentivizing (and the CoA requiring) higher-efficiency builds for a long time. Most of the private utilities give 'incentives' (i.e. small rebates) for using excessive amount of electricity.

There are so many factors that go into the property tax calculation that a simple map of the taxes isn't really feasible. The tax rate, the assessed value, the mil rate, and any special assessments are all factors. With the ongoing development of additional infrastructure in a growing area like Austin metro - this is a constantly changing figure in most cases.


These links may help to some degree, but the most realistic figures may be from actual tax bills on comparable properties from various communities you find appealing.
