I recently obtained a job at Texas State, and was wondering what are recommended areas for rentals within 10-15 minutes of campus that are focused on non-students. I could do an apartment or small home - looking to spend <$1300/month if possible, looking for somewhere safe and not too rural.

Anything 10-15 minutes from campus is going to have a ton of students. If you stay away from apartments (especially large complexes) and look for a small house, you may have better luck. There are lots of families and other TX State employees who live there too. I went to TX State and ended up staying in San Marcos for many years afterwards. It's a great little town. I rented a duplex near the corner of Bishop and Hazelton. There were some students, but just as many neighbors who weren't students. The people living in the other side of the duplex were actually a really sweet older couple.
