Question New Community - Parkside at Mayfield Ranch

Hi I am planning to build a new home in a brand new community on FM1431

Name: Parkside at Mayfield Ranch
Location: 1 Mile north of Williamson County Regional Park on FM1431.
3005 County Road 175, Georgetown, Williamson, Texas 78628, United States - Google Maps

I see lot of positives in that area:

- Proximity to Huge Regional Park with 11 soccer fileds(lighted), tennis courts, basketball courts, playscapes, hiking/biking trails, kids train and more...
- Lot of trees.
- New Leander ISD school opening in August which is built on new design and concepts of teaching and integrated technology well.
- Close to IKEA and Roundrock Premium Outlets on one side and HEB on other side.
- Cederpark Downtown is 10 minute drive.
- 3 Big hospitals on FM 1431, all within 10 minutes drive.
- Access to I-35 and 183A is very convenient.
- On top of that Builders are offering great pre-construction rates as they are still building their models, almost $95/Sq. Ft or even lesser for two stories. It is likely to go up soon as they complete their models and have first few homes built and further up when the new elementary school opens up in August 08.

Do you guys/gals have any feedback on purchasing a home in this community or any new community.

I think it's Lennar. Lennar homes, IMO, are very much starter homes in that they do not give you any choices to upgrade or customize your home. I like the area, though.

There are three builders right now:

Lennar,
Meritage-Legacy, Meritage-Meritage,
Plantation Homes.

All builders are including upgrades like Granite as Standard. I am still working through the details.

I think they will be having different sections. One geared more for starter homes (Lennar and Legacy) and one more for move ups (Meritage and Plantation).

Has anyone built in Parkside at Mayfield Ranch, if do you consider utility rates on par with the surrounding communities?

How do you like Parkside at Mayfield Ranch?

utility rates are through PEC - better than average but not as good as they should be.

Note though that Parkside is in a MUD (Municipal Utility District) so you'll be paying MUD taxes but not city taxes, or so it appears. MUD taxes are generally higher, though I am not familiar with the specifics for Parkside's MUD.

40+ miles from downtown Austin, and you're paying $95/sf? where do I sign up?



You could live 10 miles from downtown and pay the same.
