Default Georgetown

I'm considering a move to Georgetown, specifically to the Del Webb/Pulte Homebuilder's Sun City development for active adults of 55+. As I've never heard of the town, any and all info will be appreciated!!!

If anyone lives in the development, please tell! What are the HOA dues? Have home prices been stable/appreciated? How is the property managmenet team?

(I lived in Sun City Grand,west of Phoenix, previously and absolutely loved it, so I know what I'd be getting into with the builder, CC&R, architectural controls, etc.)

I am not totally familiar with Georgetown but it is growing. As to property values, Austin is still a buyers market and values have plateaued. The anticipation is that it will go up in the near future. As to the homeowner fees, call the sales office to the subdivision you are interested in. If they do not know they can probably find the answer or put you in contact with someone who would know. I also do not know if it is the case with this subdivision but many of the developers for subdivisions in the Austin Metro area use professional companies who run the HOA until the majority of homes are sold. Once again the sales office would know. Since you know the builder you can locate their contact information online.

Georgetown is one of the more lovely towns in Texas. Their restoration of the city is great and they are adding all of the regular 'bigbox'stores directly north of town. The taxes are high in comparision to what I am used to in East Texas but we live in the cheapest area of the state. But... you get what you pay for. They have great aminities.
We are strongly investigating Georgetown as we need to be closer to a large city but not in one.

We are intrested in rehabing old homes as we are sick of new construction.
