Relocation Advice
Hi all!
I recently got a new job and will be relocating to the Austin area very soon, working in the Round Rock / Pflugerville area. I currently live in the DFW area, and what I do not want to move into when I go down there is another standard housing addition, and I would like some semblance of being in the Hill Country. That being said, I am not looking for a huge amount of land either...just a little elbow room.
We loved Lago Vista, but have heard horror stories about traffic b/c of the one way in and out and also heard the road was pretty dangerous. We're looking in the Georgetown, Liberty Hill area now, but not sure about it.
I do not mind cummuting...I do that now, somewhere between 45 mins to an hour. We do really like the Dripping Springs area...would that commute be too much? I am an early bird and right now get into the office around 6:30 - 7 at the latest and that wouldn't be a problem going forward. I would think that would help with drive times. We would like to stay in the $250K - $275K range if at all possible.
Any advice at all would be greatly appreciated.

If you are working in the Pflugerville/RR area, I would stay away from most of the areas south of the river/'lake'. Dripping Springs would be an hour+ commute - easily. It could be very long, as would almost any commute from out highway 290 West.
You mentioned Georgetown, and I think you might find some wonderful areas out there still for that price range. Look west of the interstate out Andice road. It is not terribly hilly (unless you compare it to DFW), but there are some low rolling hills and lots of trees. I grew up in the area, and although it has grown immensely since then, it still is a very nice area. Liberty Hill is not my old home turf, but it would probably also be a nice 'country' living area within fairly easy commute to RR.

YES! If you would like to make your life a living hell and it doesn't matter what time of day it is. One wreck and that's it will put you into the office at 10am. Lago vista would be a better bet with the new toll roads leading into RR. I would look in area CL and LN that would give you a nice drive and living by the lake. Area LN is very nice and with your price range you should have no problems finding a very special home. this fall i looked at some really surprising homes in the LN area that reminded me of dripping springs and other small town ie bigggg lots and views under 300k.

Liberty Hill to Georgetown, as you're already doing, I concur with Trainwreck (sometimes I feel like his personal echo chamber on this forum  ), and stay open to the possibility of some of the more unique housing developments because not all of them are the same. Some are very nicely done, preserving the native landscape and providing hiking trails. Also consider old downtown Georgetown, some homes there have lots of charm and big tree-shaded yards.

Making the commute
My husband works in Dripping Springs and we live in Round Rock. We are about to buy a house in DS. He's been making the commute for about 2 years. It takes him about an hour and fifteen minutes (on a good day) in the evening leaving DS at 5:00. He leaves Round Rock at 6:00 and gets to DS by 7:00 in the mornings because of course, you have to stop at the little store, catch up on the gossip since the morning before, and get coffee with the locals before starting work. It's a beautiful community but if I were working in Round Rock and moving anyway, I would definintely pick Georgetown, Leander or Cedar Park first. You still have the open land but not the commute.

CL = Cedar park
LN = North side of lake travis
MLS abbreviations also if you have a older mls area maps some of the boundary have changed.

Those are MLS areas. For instance, LN stands for Lake (Travis) North. I'm pretty sure CL stands for Cedar Park/Leander.
If you go to a real estate search website, you can search by MLS areas. They are numbered within the city (for example 1B, 1A, 2, 3....) and outside the city they are given letters (RR for Round Rock, etc).
