More kids (including younger) in Circle C than Western Oaks?
Does anyone know if there are more small kids in Circle C than Western Oaks? I know this has been touched on before, but I don't have a clear impression.
And are demographics changing in Western oaks? Are younger families moving in or are the families that have been there for 10 or so years staying? if that's the case, then I would imagine that they have older kids.
We're looking at Western Oaks right now. We've driven through the neighborhood and seen younger elementary kids but so far no preschoolers. Is this common? Are the really young ones just inside or in the back?
Does anyone have any comments on this?
The particular area we're looking at is west of Escarpment.

I really think it's equal. Circle C has a lot of areas with older people whose children have either grown up and gone off to college, or couples who have no kids. I think that on the whole the areas of Circle C WITH small kids might exceed the number of areas of Western Oaks with small kids, however Circle C is a huge neighborhood with many different parts, bigger than Western Oaks. (I think). So the answer is, I think it's about the same, but Circle C might win because it's got more houses..
If anything I think the demographics in Western Oaks look like they are changing, and more young families are moving into certain areas. Like, a turnover is starting where older couples are moving away and younger people are moving in. It's affordability makes it a great area for young couples with small kids, and it's also close into town compared to parts of Circle C for those younger families who work in Austin and have to commute. At least that's what I've seen and heard.

I'm curious to know how big of a difference it the commute from the farthest reaches of Circle C versus Western Oaks... what do you save, 5, 10 minutes? It's hard to tell from looking at a map since it all looks relatively the same distance out from Austin ya know?

You save between 5 to 10 minutes depending on the amount of traffic at the Slaughter light. You can add a few minutes to this if you are closer to 1826 off of LaCrosse. It is really nice driving though - very pretty.

If you work downtown and drive home, and exit William Cannon it's about 2 extra minutes to Davis and turning right at the light there, it's about 3-5 extra minutes getting down to Slaughter and waiting through that light (which often has a lot of traffic) and about 6 extra minutes to Lacrosse. If you go down further, to 1826 it could be 10 minutes more. Also it really all depends on how deep into Circle C or into Western Oaks you are driving... that could make a lot of difference

So yes it's less of a commute to Western Oaks or Legend Oaks than it is to Circle C.. by anywhere from 5-10 extra minutes just of highway driving and then, longer depending on where in the neighborhoods you are headed to.

Sorry for hijacking the thread...
We have a 18 month old and we're looking north of Circle C in VAWO. I like the style of homes better there and it seems like the HOA is easier going that CC. I'm not big on rules dictating how I live.

Atlanta Hope did you ever decide? I am curious because I was wondering what you mean by the HOA in VAWO being more easy going than Circle C. Also what amenities do you get in the area you were looking in?

Nope, we're still trapped in the ATL. Hoping to make it down in May to house hunt. There's only so much research you can do on the web KWIM? We're at the point where we're researched out -- and just need to get off the pot.
I found a site that had C.C. HOA info as well as VAWO and the CC had a lot more restrictions. As far as enforcement, I don't know how that works -- but just from some of the other threads, seems like VAWO is more easy going. I think there are parts of Shady Hollow that don't have a HOA and that would be nice for us. Not that we'd do wild and crazy things, we just like less rules.
