Default Any one bought Delata II or Panola II at teravista or parkside at mayfield

Hi Everyone,

We are moving from alabama to autin,texas next month. My husband got a job in austin. We started looking to buy a home in austin. Having researched the resale homes in the austin area, we noticed that resale ones are almost the same price as the new ones being offered by several builders in some of the established neighborhoods.

We are considering Legacy homes mainly for the reason that the base prices seem to be in the range we are looking at and also for the square footage. We have 3 kids so we are looking at 4 bedroom house. Delta and panola models offered by legacy homes seem to the best choice for the money and also for the area they are building in. both teravista and mayfield have recognized schools which is perfect.

I just wanted to take the help from the people who have already bought these plans either in teravista or mayfield ranch to see whats the best price we can offer to have a decent shot at that offer being accepted by the builder. Any help is greatly appreciated.

It seems the way you word the question that the offer is a one shot deal. The current market conditions for the builders mean they would most likely counter offer if your price is not acceptable. Think about it this way, you are coming from out of state, so you are a coveted buyer.

If your offer was accepted first time, then you may be concerned you were above their minimum. Also, read on the board about Spec. houses vs. building.

You will get a better deal on a Spec. home based on realtor experience on the board. If you get a Spec. at the right stage, you will even have some color choices to make, as opposed to the neutral colors the builder will pick on a fully completed Spec.

The neighborhoods i mentioned dont have any spec houses available at this time. So we are out of luck regarding spec homes. The only option for now is building. Any ideas on how low can our initial offer be. (ex the cost of house is around 245K for one model and 235 for other). Our realtor would not give us a direct answer on how much should we quote our offer at. That is the main reason for me to post on this site.
Just hoping someone who bought in the neighborhoods ares till active members of this forums.

The reason you did not get a direct answer from your realtor is because you are going to the builder and wanting to make a offer on a unbuilt home....which means that even if you get the base price down you still can get slammed with the upgrades that you are going to want or other terms. As your realtor has probably already mentioned, go for the best lot you can, look through the standards that builder says they will do and see where you might want upgrades and then talk price with the builder. Talk with your realtor on what your goal price/max price and work on it together to get the builder there. Some of the builders offer different incentive packages (or not depending on popular the area is) that might help the price as well.

I had some clients that were looking at teravista and mayfield about two years ago and considered legacy but we started researching the ranch at brushy creek and that was where they ended up buying instead, not sure on which schools go there currently.

hi we are looking into these two neighborhoods too. for panola the asking price seems to be close to 243K after some of the basic upgrades. No sure how low can they go than that.( I wish it was 15 to 20K less ;-) ). ping me if you find more info or better yet please post the updates on the forum so it can help others looking into the same neighborhoods.

we bought a resale home in teravista. we pulled the trigger yesterday. Its a standard pacific home. Thank you all for all the help
