I love everything about Teravista except that there is no grocery, gas or convenience stores nearby. If you buy now, I'm certain your home will raise significantly in value once the area is more developed.

Love the easy access to 35, super easy access to the toll road, the new CVS and Walgreens opening right now on University, and the amenities at Teravista. To us, it's also more peaceful being farther north in Round Rock - less congestion. That said...we don't love the ongoing construction, but I do have to say we're impressed with how often the street sweeper comes by 3-4 times a week, which keeps everything safer and the dirt off the roads.

I actually just sold my house near there. We were looking in Teravista also. We decided against it because
1. HIGH taxes. Our realtor informed us that there is a huge Mud debt that will take a very long time to pay off.
2. With ongoing construction and lots of growth comes lots of traffic. We already experienced building and watching things grow around us, and it annoyed us more then anything.

I did like the fact that the elementary school was being built in the neighborhood (opens fall 2008), and the neighborhood is beautiful. We just felt that if we were taking on a higher payment we wanted it to go towards the house, not excessive taxes.

I have a Taylor Morrison formerly known as Morrison Homes and our Warranty Rep and our warranty dept was a nightmare when it came down to getting repairs made. We had to jump through some major hoops to get things done. If you want details you can send me a direct message.

My experience is that they are great homes and typically have great customer service. I've helped clients in Teravista and they seem to be happy with the neighborhood and how it's kept up. Definitely has more appeal to the golfer, but even if you're not into that sport, there are tons of conveniences close-by to support the higher HOA/Taxes etc that come with living there.

According to their website, they've been rated top 5% for customer satisfaction. That's saying something I would think. I'm sorry that Rose Red had a bad experience...often times the warranty guys differ by community and it could make the difference. Feel free to send me a direct message as well if you want details.
