Eaglewood home owners anyone? preserve at gann ranch
Hi
Browsing through various builders in austin, I saw eaglewood homes and a community preserve at gann ranch. they seem to be local builders and started in 1995. Any one know about this neighborhood. please provide any input.

We looked there when searching for a house cause it backs up to the new NW side park that has lots of stuff. Close to the elem school and the middle school just not quite right for our family but it was a close call to make.

Hi do you know what elementary is it zoned to? I was a little worried lookng at their website. it was really basic and had no details on it. the home plans seem to be hand drawn and some details were not even visible

It is zoned for Knowles which is across the street from the entrance to Gann Ranch. I think the houses we looked at were on the American P. side of the area but I know a few folks that live in Gann Ranch and said its a nice quite area. Some are worried though that might change with the opening of the park cause they said some of the dead ends streets in the area were going to be opened up into the park. Also, not a very active HOA in Gann Ranch they said.

Dont move in Eaglewood Homes
They make promises that they don't keep. The owners of the company think that they still can tell you what to do with YOUR house. It is not an apartment complex. They have a $200 fee for the HOA for NOTHING in return. It is a joke how they run things. No park as what was promised to early buyers, no pool. Instead they want to build a "pretty" sign. So if you want to move out to Gann Ranch avoid Eaglewood!

The Preserve at Gann Ranch has no pools or parks located in the sub-division but we are fortunate to have them on the edge of the sub-division maintained by the City for all to use. This has helped to keep the HOA fees reasonable, otherwise they would be much higher compared to other sub-divisions.

Eaglewood Homes - Outstanding Builder & Excellent Customer Service
We looked at many builders and sub-divisions in the Austin and surrounding area. During the process we found a small charming sub-division within Gann Ranch. The construction of the new City Park only made The Preserve at Gann Ranch more attractive because the homeowners would have all the benefits of the neighboring park but would not have to pay to maintain with high HOA fees.
It is my opinion, the representatives of Eaglewood Homes we very easy to work with during the building process. From the start, the sales agent, the superintendent and the owners all went the extra mile to ensure we not only had a great house but a beautiful home.

Don't do it
Yes there is a community park out by the Preserve, but the city tax dollars payed for that. Now you get to pay $200 a year to an HOA for nothing in return, but a group of people telling you what you can and can't do to your home.
Many of the HOA's in the area do charge a little bit more, but they offer at least a private pool, that you can get into. With the city pool you are paying an additional $120 for a family so you are looking at $320 for a pool. I would rather pay that for our own community pool. There are only a little over 100 lots in the neighborhood, yet they try to act like a major HOA. My best suggestion would be stay away.

Check out Carriage Hills, which is close to Gann Ranch. They have parks from what I seen driving around, plus closer access to 1431 and hwy 183.

Or look at the American Premiere homes in Gann Ranch. Just becareful with Eaglewood.
